Kovely is an AI help desk for self-managing landlords. Cosmo, Kovely’s AI assistant, answers tenant questions day or night, talks them through simple, safe checks, and writes up a job report when a contractor is needed. You approve the job, and Cosmo sends it and chases until it’s done.
Landlords who manage their own properties: HMOs, rent-to-rent and single lets. It’s ideal for portfolios of 15 or more lettable units, but smaller landlords are welcome too, and you can try it free on up to 5. Most run on spreadsheets, WhatsApp and often a part-time VA.
We’d rather be clear up front. Kovely might not be the right fit if:
You want one system for rent and accounting. Kovely’s strength is in handling tenant questions and repairs, and contractor dispatching and follow-ups (with more features on the way), but it works alongside an all-in-one system if you have one.
A letting agent fully manages your properties as they’re already your tenants’ first call. If your properties are let-only, then use Kovely to help with tenant questions and repairs.
Not sure? Email hey@kovely.co and we’ll tell you honestly.
Yes. Kovely runs alongside whatever you use today, with nothing to connect. Your software keeps handling rent, compliance and records. Kovely becomes the first place tenants go when something’s wrong.
It works until it doesn’t. The log says a job’s done, the tenant says it isn’t, and nobody’s sure when the plumber last came. Kovely keeps the record for you, from the tenant’s first message to the invoice, without anyone having to remember to update it.
Your VA handles them by hand, during their hours. Kovely answers tenants 24/7, tries the simple checks first, and hands your VA a finished job report instead of a vague message. It’s how you add properties without hiring a second VA.
Tenants
They scan the QR code in their room or home, or tap a link you send once. There’s no app, account or password. Each room or home has its own link, and house information such as Wi-Fi and bin day is shared across the property.
They can keep messaging you, but most switch once they see the QR code gets an answer straight away. Put it on the inside of each room door and in your welcome message.
No. Kovely is paid for by the landlord. Tenants just scan and ask.
Repairs and Cosmo
Cosmo is Kovely’s AI assistant and the first point of contact for your tenants. It starts with your property’s manuals, house info and chat history, then adds wider know-how, so the answers fit your house.
No. Cosmo starts with your property, not generic internet advice. It talks tenants through simple, safe checks, following any guidance you’ve set. Anything unsafe or uncertain goes straight to you.
Cosmo sticks to simple, safe checks and doesn’t guess with anything unsafe. If it isn’t sure, it passes the issue to you. Every conversation is logged, so you can see exactly what was said.
Cosmo writes a contractor-ready job report with photos, what’s been tried and how urgent it is. You approve it, and Cosmo sends it to your contractor.
Yes. Every conversation, photo and invoice is timestamped and logged against the room, or the property for shared areas.
Contractors
When a job needs a contractor, you approve it and Cosmo sends it. Your contractor gets a secure link, with no account needed, to accept the job, agree a time with the tenant, and upload photos and the invoice. If they go quiet, Cosmo chases. Nothing is sent until you approve it.
Yes. Add the trades you already use and choose who gets each job.
Cosmo suggests three local businesses from Google listings, with distance, rating and review count. You pick one and approve the job. Suggested contractors are available in the UK. We don’t rank, sponsor or endorse anyone.
The job description, photos and what’s already been tried. The address and tenant details are shared once you confirm.
No. Kovely is free for contractors. We charge no fees and take no commission, and there’s no obligation to accept a job. More for contractors.
Emergencies
Cosmo doesn’t guess. Gas, electrics, serious leaks and anything it isn’t sure about follow the emergency instructions you’ve set for the property, and you get an SMS alert straight away. Kovely doesn’t respond to emergencies itself, so you stay in charge.
You get an SMS alert straight away, so you can act even if you’re not looking at Kovely. It’s also logged against the room.
