Contractor-ready job reports
When a fix does not work, Cosmo writes a report with photos, what has been tried and a recommended next step. The contractor gets the full picture before arriving.
Contractor dispatch and follow-ups
The landlord chooses a contractor from their own saved list and approves the job. Cosmo sends it and chases. No contractor saved near the property? Cosmo shows three local businesses from Google listings, with distance, rating and review count. The landlord picks one and presses Invite. The contractor sees the job description and photos only, and the address and tenant details are shared once the landlord confirms them. The contractor receives a secure link with no account needed, and Kovely follows up if they go quiet. Suggested contractors are available in the UK.
Safety triage and emergency escalation
Gas, electrics, serious leaks and anything outside the landlord's guidance are escalated following the landlord's instructions. Kovely does not respond to emergencies itself. Urgent issues reach the landlord straight away, including by SMS alert.
Records for every room
Every conversation, photo and invoice is timestamped and logged against the room. Each property has a room-level repair history.

How Kovely Works
Setup. The landlord adds a property, its rooms, manuals and house information, chooses which fixes Cosmo can guide, and adds any contractors they already use. Landlords can set up themselves or book a walkthrough for help.
For tenants. Tenants scan the QR code in their room or open a link. There is no app to download.
A repair, start to finish. The tenant reports the problem, Cosmo talks tenants through simple, safe checks first, following the landlord's guidance, then writes a job report if it is still not sorted. Once the landlord approves, Cosmo sends it to a contractor, from their saved list or from local businesses Cosmo suggests, who agrees a time with the tenant. Completion photos and the invoice are logged against the room.

Why Kovely exists. Drew Rogers has more than 20 years in property, including letting, managing, renovating and building homes, and running her own lettings agency. Kovely comes from her own experience as a landlord.
